Do I need a written buyer agreement before you can show me homes?
Yes. As of August 2024, under the NAR settlement rules, every buyer touring homes with a real estate agent in the United States needs a written buyer representation agreement in place before the first showing. The agreement spells out the scope of the relationship, how long it runs, and how the agent is compensated.
A few things worth knowing about how compensation works under the new rules. The amount has to be stated as a specific, objective number — not “whatever the seller offers.” It is negotiable. And it can be paid by the seller, by you as the buyer, or split between you, depending on how the deal is structured.
Before you sign anything, your Collier agent will walk through the agreement with you and answer your questions. An initial consultation is just a conversation; it does not commit you to anything.
Can you find homes that aren't listed publicly?

The honest answer is that off-market access expands the channels your search runs through, but it does not guarantee your specific home will come from one of those channels. Some buyers find their match the first weekend of MLS tours. Others find it through a pre-list lead from an agent across the office. The right framing is that a Collier search adds the off-market channel; what you do with it depends on what becomes available while you’re looking. How long does a typical home search take in NWA?
Most searches in NWA run 4 to 12 weeks from the first tour to an accepted offer, but the honest answer is that it depends on what you’re looking for and how flexible your criteria are.
Buyers who can flex on neighborhood, finish level, or specific floor plans often find a match within a few weekends of touring. Buyers locked to a specific street, school zone, or feature set sometimes wait several months for the right home to come up. Bentonville inventory in particular tends to move quickly, especially in the price ranges shaped by Walmart and supplier demand.
Once you have an accepted offer, closing typically takes another 30 to 45 days for conventional financing, with timelines varying based on loan type.
Do you charge for the search itself?
There is no separate fee for running a search. Buyer agent compensation is set in the buyer representation agreement you sign before touring, and it is paid at closing, not up front, not as the search progresses.
Compensation is negotiable and is stated in the agreement as a specific, objective number. Depending on how the deal comes together, that compensation can be paid by the seller, by you as the buyer, or split between you. In NWA, sellers commonly pay buyer agent compensation, but that is now a deal-by-deal negotiation rather than a default.
