On a home valued near $450,000, that 7.21% translates to roughly a $32,000 swing, and that’s the median, meaning half of estimates miss by even more. Most homeowners checking their estimate are off-market, so the 7.21% number is the version they’re actually seeing.

Second, an algorithm can’t walk through your home. It can’t see condition, finish quality, lot grade, floor plan, or recent updates that haven’t hit public records. A CMA is built from current submarket comps and an agent’s in-person look at the property, which closes most of the gap automated tools leave.

We won’t claim a specific accuracy percentage for our own CMAs because that varies by property and submarket. But in practice, the gap between what an algorithm produces and what a real CMA produces is meaningful, especially for homes that aren’t actively listed.

How long does a home value estimation take?

Most CMAs are delivered within 24 hours of the in-home walk-through, depending on agent schedule and the complexity of the property. The walk-through itself runs 30 to 45 minutes. What's the difference between a CMA and an appraisal?

A Comparative Market Analysis is prepared by a licensed real estate broker. It’s an opinion of probable selling price based on recent comparable sales, current competing listings, and the agent’s review of your property. It’s the right tool for setting a listing price, considering a refinance, or making most personal financial decisions.

An appraisal is performed by a state-licensed or certified appraiser. It follows different professional standards and is what lenders, courts, and tax authorities accept as a formal valuation. Under Arkansas law (Ark. Code Ann. § 17-42-110(d)), only licensed appraisers may use the terms “market value,” “appraised value,” or “appraisal,” so a CMA from a real estate broker is not an appraisal and won’t be presented as one.
